A water heater is a simple machine: a metal tank, a heating element, a thermostat that decides when it runs, and a safety valve that stops pressure building. The list of possible faults is short, which means diagnosis does not need guesswork.
But Riyadh water is hard — rich in calcium and magnesium salts. When heated, those salts settle inside the tank and on the element. That alone explains most of what happens to heaters here: slow heating, popping noises, higher bills and a short life.

The part that ends a heater's life
Inside every tank heater is a metal rod called the anode rod. Its job is to corrode instead of the tank walls — it sacrifices itself chemically to protect the metal. It typically lasts three to five years, and less than that in hard water.
The problem is that nobody replaces it. A technician comes for a visible fault and leaves, and the owner does not know the part exists. Once the anode is fully consumed the tank itself begins corroding from the inside, and then a leak appears in the body — the point of no return: a perforated tank is not repaired, it is replaced.
Replacing the anode costs a fraction of a new heater and can double the life of the unit. Ask about it at any service visit.
The safety valve: the one non-negotiable rule
The temperature and pressure relief valve is the part that stops a water heater becoming a real hazard. When pressure or temperature rises past the safe limit, the valve opens and discharges water.
Many people see the valve's discharge pipe dripping and plug it or fit a cap. That is the most dangerous thing you can do to a water heater. The dripping is a symptom, not the problem: either network pressure is high, or the thermostat is not cutting out, or the valve itself has failed. All three are fixable, and none is fixed by plugging.
The maintenance schedule that doubles its life
- Flush the tank and drain the sediment once a year — the most important and cheapest step
- Check the anode rod every two years and replace it when corroded
- Test the safety valve manually once a year to confirm it opens and reseals
- Set the thermostat to around 60°C — higher accelerates scaling and raises the bill
- Check the insulation on pipework leaving the heater, especially on a roof

A basic drain is possible for anyone with some experience: cut the power, close the supply, fit a hose to the bottom drain valve. The water comes out very hot then suddenly turns cold. Why?
Usually the lower element has failed and only the upper one is working. You get the hot water sitting at the top of the tank, then cold water arrives from below unheated. An electrical test on both elements settles it in minutes.
