The National Center for Meteorology has forecast above-average rain across most of the Kingdom this autumn, the Riyadh region included, with October expected to be the peak. For Riyadh homes that means roofs that have just come through months of extreme surface heat are about to be tested all at once.
Why Riyadh roofs leak

The first hour
- If water is near a ceiling light, fan or socket, switch that circuit off at the distribution board before touching anything.
- Put a bucket under the drip. If the paint is bulging with water, a small hole at its lowest point lets it drain into the bucket instead of spreading across the ceiling.
- Photograph the stain and note the time and how heavy the rain was. You will need this to find the entry point, and your landlord may need it too.
- When it is safe to go up, check the roof drains and clear any that are blocked.
Find the source: the zone test
Once the roof has dried, water is run on one small area at a time while someone watches the ceiling below. It costs nothing but a couple of hours.
- Start at the lowest part of the roof, near the drains, and work upwards. Testing uphill first sends water down into zones you have not tested yet.
- Run a garden hose gently over one zone of about 2 × 2 metres for 15 – 20 minutes.
- If nothing appears below, move to the next zone. Test pipe penetrations and parapet tops as zones of their own.
- When the stain reappears, the zone you just tested is the entry point.
A thermal camera after rain speeds this up, because wet insulation shows cooler than dry insulation. It narrows the search; it does not replace the water test.
Rain leak or pipe leak?
If the damp grows only after rain, it is the roof. If it keeps growing on dry days, it is a pipe or the roof tank — run the meter test from our high water bill guide before paying for any roofing work.

Frequently asked questions
Why does the leak appear far from where I think the hole is?
Water enters at one point, then runs along the slab or under the insulation until it finds a crack in the ceiling. A stain can be several metres from the real entry point.
Can the repair wait until the rain season is over?
A single small stain can wait a few days, but every rain soaks the insulation further, and wet insulation stops insulating. If the water is anywhere near electrical fittings, do not wait.
Do you handle roof leaks as part of leak detection?
