Getting a Riyadh home ready for winter: the October list that prevents December emergencies

Riyadh's winter is short but it exposes everything neglected over the summer. Most of our December call-outs could have been avoided by a check in October.

Late September to mid-October is the best maintenance window of the year in Riyadh. Cooling load has dropped, so units can be inspected without leaving the house hot; water heaters have not yet started working hard; and the rain has not arrived. Every fault found now is repaired calmly at a normal price, and every fault left will surface on a cold night at emergency rates.

1. The water heater — first thing to fail

The heater has sat nearly idle for five months and limescale has settled in its base. The first heavy use in December brings out what has accumulated:

  • Run it for twenty minutes now and confirm the water actually arrives hot, not lukewarm
  • Listen: a popping sound means sediment and the tank needs flushing
  • Check underneath for any trace of water — leaking from the body means the tank is finished
  • Confirm the safety valve discharge pipe is open and not plugged with anything
  • Set the thermostat to around 60°C — higher raises the bill and speeds up scaling

2. The air conditioners — the cheapest check of the year

Cleaning ACs in October beats May for two practical reasons: appointments are available and prices are back to normal after the summer peak, and the whole summer's dust is still on the coils and should come off before it hardens.

If your units are reverse cycle (cooling and heating), this is the moment to test heating mode. A heating fault is never discovered in summer — it is discovered on the first night you need it.

3. Roof and drains — before the first rain

Riyadh gets little rain, but it sometimes arrives heavily within a single hour. The problem is not the volume of water but that roof drains are blocked with dust that has built up through a rainless summer.

  1. Go up to the roof and check every drain. Clear dust, grit and any bags or leaves.
  2. Pour a bucket of water at each drain and confirm it runs away quickly without pooling.
  3. Inspect the waterproofing layer for cracks, blistering or lifted edges.
  4. Check the base of every outdoor AC unit — water pooling around it rusts the bracket.
  5. Confirm the drainage vent pipe on the roof is open and not blocked with dust or a bird nest.

That last step connects directly to sewer smells inside the house in winter — a common complaint whose cause gets searched for in the bathrooms when the source is on the roof.

4. Electrical — loads change in winter

In winter the load moves from air conditioners to heaters and water heaters, which are resistive appliances drawing a high and constant current. A breaker that held all summer can start tripping in December for that reason alone.

  • Never run an electric heater from an extension lead or a thin cord — this is among the leading causes of house fires
  • Press the Test button on the earth leakage device and confirm it trips
  • Check the water heater's socket for any blackening or heat distortion
  • Spread heating appliances across different circuits instead of grouping them on one

5. Windows and doors

Air leakage works both ways: the same gaps that raised your cooling bill in summer will raise the heating bill in winter. Check the seals around windows and external doors — five years of Riyadh sun leaves them brittle and cracked. Replacing them is cheap work with a measurable effect on the bill.

If you cannot do everything, order by cost: roof drains first because they are the cheapest and the most damaging if neglected, then the water heater, then the air conditioners.

Do I need AC servicing at all if I will not use them in winter?

Yes, for two reasons. First, summer dust left on the coil all winter hardens and becomes harder and more expensive to remove in May. Second, small faults are found now at a normal price rather than on the first hot day at emergency rates.

The roof drains. They are the only item that can cause structural damage in one night if heavy rain lands on a roof that cannot drain, and the only one that costs nothing but half an hour of your time.
