Al Olaya office: central AC down at 9am on a working day

Forty staff, no cooling, and a chiller tripping on overload every time it was reset.

Repeated tripping is a message, not a malfunction. A protection device disconnects a circuit because something exceeded a limit — current, pressure or temperature. Resetting it without finding which limit was crossed simply repeats the event, and each restart under fault conditions shortens the life of the compressor. In this office the reset button had been pressed eleven times before we were called.

The diagnosis sequence

  1. Clamp meter on each phase while starting — current was 38% above nameplate on one phase.
  2. Condenser inspection — fins packed with dust from the roof plant area.
  3. Contactor inspection — pitted contacts, causing a voltage drop on start.
  4. Head pressure reading — high, consistent with poor heat rejection, not with a refrigerant problem.

Three findings, one story: the machine was working harder than it was designed to because it could not get rid of heat, and a worn contactor made every start worse. Cleaning alone would have helped for a week; replacing the contactor alone would have hidden the real cause. Both were needed.

If a breaker or overload trips twice, stop resetting and call. The third reset costs more than the visit.

Questions about this case

Do you work around office hours?

Yes. Planned work in offices is usually done before 8am or after 6pm so nobody is disturbed. Emergencies are attended immediately, whatever the hour.

How often should a central system be cleaned?

Quarterly in Riyadh. Rooftop plant collects dust faster than residential units, and the cost of one blocked condenser exceeds a year of cleaning.

Do you provide a report for building management?

Yes — readings before and after, parts replaced and photos, issued with the invoice. Property managers usually require it for their records.
