Water follows the path of least resistance, which is almost never a straight line down. A joint that fails under a bathroom can surface as a damp patch two rooms away, because the water travels along the screed layer until it meets something it can wet. This is why breaking the floor “where the damp is” so often finds dry pipes, and why detection should always come before demolition.

The three tests we run, in order

  • Meter isolation: close everything, read the meter twice an hour apart. Movement confirms a live leak before anyone touches a wall.
  • Pressure hold: isolate hot and cold circuits separately and watch the gauge. Whichever circuit drops is the one carrying the fault.
  • Acoustic and thermal scan: the escaping water makes a sound at the leak point and the hot line shows a temperature signature through the tiles.

The repair

A single 40 cm × 40 cm opening in the corridor exposed a failed compression joint on the hot line. We replaced 1.2 metres of pipe with a welded PPR section, pressure tested it for thirty minutes, sealed the opening and re-laid the original tiles, which had been lifted whole rather than broken. The affected wall was filled and repainted the same afternoon.

Detection cost less than a fifth of what the neighbour’s ceiling repair would have cost if the leak had run one more month.

Can you detect a leak without breaking anything at all?

Detection itself is non-destructive. The repair needs a small opening at the exact fault point — usually under half a square metre, and tiles are lifted whole where possible.

How long does the whole process take?

Detection is one to two hours. A straightforward pipe repair adds two to three hours, so most apartment leaks are closed in a single visit.
